In many cases the main bones of a deck—posts, beams, and joists—are still solid and have many years of life left, but the decking surface is old, weathered, or outdated. When we inspect a deck, we evaluate the framing and structural members. If the framing is sound, we can often remove the old boards and install new decking directly onto the existing structure. In situations where the joists are uneven or deteriorated but the outside beams and posts are acceptable, we can install new joists and keep the outer beams in place. This approach gives you a flat, up-to-date framing platform while avoiding major structural changes that can trigger permits.
